Is it prudent practice to negotiate on the terms and conditions of my lease in Shanghai?

Negotiating leases has always been common place in Shanghai, however due to the increased demand for rental property, landlords are becoming less willing to negotiate, confident that the next person will not bargain so hard. Nevertheless, it is necessary to negotiate, but it is recommended to prioritize, and a good agent should be able to get at least 10% off the asking price.
